Ok, so you’ve chosen a lender and realtor, now the hard part: choosing a home. To make the most efficient use of yours and your realtor’s time, it is wise to review the list of potential homes and narrow it down to 10 or less before you go out shopping. This way you can spend your time looking at the homes that most closely meet your needs without wasting time on ones that don’t. Let your realtor know in advance (a day is okay, 2-4 days is even better) when you are available to look at homes so they can arrange their schedule to meet with you and also set up the showing appointments on the homes you want to view. Sometimes, it’s difficult to give much notice so we suggest staying in regular contact with your realtor via phone, text, and email so that you are all on the same page. By letting your realtor know up front what kind of schedule you have and generally what times/days you are available, you will allow them to arrange their own schedule so that they can provide you with top quality service.
When viewing homes, there are a few “rules” or at the very least guidelines that you should try to follow.
- First, if you are married or are buying a property with a partner/friend/associate, be sure that all of you are present. While this isn’t always possible, it makes the decision process much easier.
- Second, if you have young children, arrange for someone to tend them for you while you view homes. While they are wonderful company, children can distract you and you may not get to view the home as thoroughly as you would like to.
- Last, if for some reason your plans change and you aren’t able to make it to your viewing appointment, let your realtor know as soon as possible so that they can cancel/reschedule viewing appointments on the homes you wish to see. This is especially important if any of the homes you were planning to view are occupied.
